Guide

Buying property in Armenia: what to check before you call.

Armenian real estate listings are fragmented across classifieds, agency sites, government auction notices, and emerging public data sources. Zilo is built to help buyers compare those sources without losing provenance.

Start with source quality

A listing is more useful when the buyer knows where it came from, when it was last seen, whether the location is exact or approximate, and whether the property is a normal private listing or an auction notice.

  • Prefer listings with current source links and recent observation dates.
  • Treat approximate map markers as area-level leads, not exact addresses.
  • Separate private listings from state or enforcement auction lots.

Use the map as the first filter

Neighborhood, access, road position, and district context matter as much as room count. A map-first workflow helps buyers compare location before they spend time calling agents.

Due diligence comes next

Listing pages are discovery tools, not legal records. Before an offer, buyers should verify ownership, encumbrances, boundaries, and sale authority through the appropriate Armenian cadastre and legal channels.
